Maybe they mention it in passing, or you notice the roofing sign posted in their front yard—or you hear the truck rolling in to load shingles onto the roof. When your neighbor is having their roof replaced, it is a sizable project, and doesn’t go without notice. Sometimes it raises a bit of curiosity, and for good reason.

Some people have their roof replaced as they prepare to list their home on the market. Others have it replaced because it has been thirty years, and it’s simply time. However, the main reason that people have their roof replaced is one to take note of. Oftentimes, when your neighbor is having their roof replaced, it can mean some very good news for you, too.

Here in Kansas City, hail damage is a very real threat to homes, and it often warrants a full roof replacement. If you see a sign in your neighbor’s yard, take a few moments to wander over and ask them about it. If they had an insurance adjuster or roofing company come out to assess their roof for hail damage, and it was found extensive enough to replace the roof, then your roof might be in need of replacing, too. And—if their insurance is covering the cost, then yours might compensate you for your roof also.

A Few Things To Keep In Mind When Talking To Your Neighbor

 

If you ask your neighbor about the sign in their yard, or which contractor they are using, beware if they mention that it is a friend or family member. Now, their contact may be quite experienced and able to handle the job. However, it is best to stick with a reputable, local contractor whom you know will have the correct licensing and insurance. This can save you a lot of trouble down the road.

As we mentioned, word-of-mouth is a great help, but you need to make sure you have some extra reputation backing it up. Once you get the name of your neighbor’s contractor, see what you can find out about them online. Make sure their website is professional and informational. Check their online reviews on sites such as Facebook, Google+, and Angie’s List.

You also want to make sure that this contractor has been serving your area for at least five years, preferably more. Time is a powerful thing, especially in the business world, where most businesses close their doors before their three year mark. A company that has been able to weather the storms and build a solid local reputation is one to take note of and give a call.
